The industry data backs up what we've seen firsthand: presentation isn't a nice-to-have, it's one of the highest-leverage things a seller can control.

What staging actually does to your price and timeline

According to the National Association of REALTORS® 2025 Profile of Home Staging, 29% of agents reported that staging led to a 1–10% increase in the dollar value buyers offered. On the timeline side, 49% of sellers' agents said staging reduced the time a home spent on the market — with 19% observing a significant reduction. Buyer perception backs this up too: 86% of buyers' agents said staging affected at least some buyers' view of a home, with over a quarter saying it affected most buyers.

Where you stage matters. The living room was the highest-impact room for buyers (37%), followed by the primary bedroom (34%) and kitchen (23%) — useful to know if a full staging isn't in the budget and you need to prioritize.

What professional photography does that staging alone can't

Staging only pays off if buyers actually see it well, which is where photography comes in. A widely cited VHT Studios study found professionally photographed homes sold 32% faster — an average of 31 days on market versus 45 for amateur photography. Other research puts that gap even wider: listings with professional photos averaging 89 days on market compared to 123 for amateur photos.

The price impact is significant too. Redfin's research found professional photography can add $3,400–$11,200 to a home's final sale price, and listings with professional photos see roughly 118% more online views — which matters enormously in a market where the large majority of buyers start their search online before ever requesting a showing. When photography is paired with video, homes have been shown to sell up to 57% faster.

Why this matters more than most sellers realize

Buyers decide whether to even request a showing almost entirely from online photos. A home that photographs poorly can lose serious buyers before they ever set foot inside — no matter how good it looks in person. Professional photography and thoughtful staging aren't about making a home look like something it isn't; they're about making sure buyers actually see what's already there.
