A lake, a golf course, and a school system people actually move here for. Here's an honest look at what Montclair is like to live in, and what homes there are going for right now.

Montclair sits in eastern Prince William County, just south of Dale City and about 25 minutes from the Beltway. It's one of the older planned communities in this part of Northern Virginia, built starting in 1969 around a private, 108-acre lake, and it's grown into roughly 4,000 homes and around 20,000 residents. If you've driven past on Dumfries Road and wondered what's behind the tree line, this is what's back there.

The lake is the whole point

Lake Montclair is private, resident-only, and it's the reason a lot of people move here in the first place. Between the lake and the rest of the community's amenities, residents have access to boating, fishing, two sandy beaches, a golf course, tennis courts, soccer fields, and two swimming pools. It's all managed by the Montclair Property Owners Association, which also runs the community's events calendar, so it has more of a small-town feel than a typical subdivision.

Schools

Montclair's public schools are a big part of the draw. Henderson Elementary carries an A-minus rating from Niche, with Montclair Elementary and John F. Pattie Elementary both rated B-plus, and Forest Park High School also at B-plus. Several of the elementary schools are within walking distance of the neighborhoods they serve, which matters for a lot of families house-hunting here.

What homes are going for right now

Montclair-specific data shows a median list price around $650,000, at roughly $232 per square foot — noticeably above the broader Prince William County median. Countywide, the median sold price hit $599,450 in May 2026, up 3.4% from both the prior month and the year before, with homes averaging just 18 days on market. Montclair tends to move at a similar clip; it's not unusual for well-priced homes here to go under contract within a few weeks, especially anything near the lake or golf course.

The commute and the day-to-day

Montclair is built around Dumfries Road (Route 234) with easy access to I-95, which makes it a common choice for commuters heading toward Quantico, Fredericksburg, or up toward D.C. and the Pentagon. It's not a walkable urban neighborhood, but it's not isolated either: there are two shopping centers within the community and more retail a short drive away along Route 1 and in Woodbridge.

Who it's a good fit for

Montclair tends to appeal to families who want strong schools and lake access without paying Fairfax or Arlington prices, plus commuters working the I-95 corridor who don't mind a bit of drive time in exchange for more house and yard for the money.
