Happy Labor Day. If you're in Fairfax City today, you've probably already run into it: the 26th annual Labor Day Car Show is taking over downtown from 8 a.m. to 2 p.m., with more than 300 show cars, street rods, antiques, and muscle cars lining the streets. It's free, it's a fundraiser for local charities, and it's about as classic a way to close out summer as this area has.
It also happens to land right at the moment Northern Virginia's fall real estate market kicks into gear, and this year that market looks noticeably different than it did a year ago.
Every county here has more homes for sale than last year
As of the last week of August, active house inventory was up across the board compared to the same point in 2025:
Fairfax County: 1,920 active, up 33%
Prince William County: 882 active, up 32%
Loudoun County: 879 active, up 31%
Stafford County: 504 active, up 28%
Arlington County: 448 active, up 25%
Alexandria: 392 active, up 38%
That's not a one-county story, it's a regional one. And the reason isn't a sudden flood of new listings, new listings have actually tracked close to last year's pace most of the summer. It's that homes are simply taking longer to sell, so more of them stay active at once. Buyers have more to choose from, which gives them less urgency to act fast on any single house, which means houses stick around longer, which adds to the pile. It feeds itself.
What it means if you're buying
This is about as buyer-friendly as the market has been in a few years. More inventory means more room to compare, more room to negotiate, and less pressure to waive every contingency just to compete. If you've been sitting on the sidelines waiting for a market with a little more breathing room, this fall is worth a serious look.
What it means if you're selling
More competition for buyer attention is the real headline here. Homes are still selling, buyer activity hasn't disappeared, but the houses winning right now are the ones that come out strong on day one: priced to the actual competitive set, prepped well, and photographed to stand out rather than blend in. A house that lingers doesn't just compete with what was on the market when it listed, it competes with every new listing that comes after it too. The first two to three weeks matter more than ever.
